Finding a Home Inspector

It is true that you don’t have to have a home inspection before making a home purchase but not having a home inspection is a foolish mistake. So if you’re going to spend the money to have a home inspection you want to make sure you have one that’s qualified and knows his or her stuff.

Qualifications

Ask about the inspector’s training, professional affiliations and experience. Anyone can claim to be a home inspector and set up business so you want someone with some training and with experience. And you may want to narrow it down to fit issues that you believe might be relevant to the home you’re looking at.

Sample

Ask for a sample report or a sample checklist that the inspector typically uses when they review a home. This will tell you what is included in their inspection and how they report their reactions, whether through just a check or a narrative explaining the strengths/weaknesses.

References

One of the most important forms of advertising is word of mouth and home inspectors know this as many of them get their work through referrals. If you’re working with a realtor they probably have a list of inspectors that they rely on and will refer to you.
